One-story versus two-story homes
A simple one-story exterior with sound siding and limited trim often stays closer to the lower end of the range. A two-story home, steep grade, tall gables, dormers, or extensive trim can raise labor because setup, ladder work, and safety take longer.
Surface and prep condition
Vinyl shutters, doors, and trim differ from wood siding, fiber cement, porch ceilings, and railings. Peeling, chalking, mildew, soft wood, failed caulk, rust stains, bare spots, and previous coatings can move a project from a repaint into heavier prep.
Weather and approvals
Rain, humidity, heat, wind, pollen, HOA approvals, landscaping, fences, pets, and narrow side yards can affect scheduling and setup. Coastal homes near waterways may need closer attention to salt air, mildew, and sun exposure.
